  • Liaising with existing mortgagee (if any) to attend to discharge of mortgage required for settlement

  • Reviewing Transfer of Land from purchaser
  • Preparing Goods Statement require by State Revenue Office
  • Reviewing Statement of Adjustments from purchaser ensuring all adjustments are correct

  • Reviewing Contract of Sale and Section 32 Statement
  • Advising client of any special conditions or restrictions contained in the Contract/Section 32 Statement
  • Obtaining and reviewing properly certificates and enquiries
  • Preparing Transfer of Land and other documents e.g. stamp duty concession form, principal place of residence form etc
  • Liaising with mortgage brokers and banks to provide the necessary documents at their request
  • Preparation of statement of adjustments and settlement statements
  • Liaising with vendor's representative and mortgagee to organise settlement

  • Advising client of settlement outcome
Property Transfers
  • Obtaining instructions in relation to what is required
  • Liaising with mortgage brokers and banks to provide the necessary documents at their request
  • Preparing Transfer of Land and other necessary documents
  • Attending State Revenue Office to stamping non-dutiable Transfer of Land
  • Registering stamped Transfer of Land with Land Victoria
Property Subdivisions
  • Obtaining instructions in relation to the subdivsion
  • Liaising with land surveyors and mortgagees (if applicable)
  • Preparing Subdivision Application Forms and other necessary documents for registering with Land Titles Office
  • Attending to registration of Plan of Subdivision
  • Obtaining new Titles
